Questions to Ask Your Ohio-Licensed Inspector

Will I get the report the same day?
Some inspectors may take days to return a report on a basic residential inspection. This should never extend beyond a 24-hour period with the available tools.
Have you taken and passed the National Home Inspectors Exam (NHIE)?
Many active Ohio inspectors still have not because of a grandfathering loophole in the 2019 licensing law enactment. This exam is now the gold standard of the industry across the country to certify inspectors.
Do you have thermography tools available?
These tools can be key in identifying hidden moisture issues and electrical defects not visible to the inspector.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
